Project Description:

The Civic Center Parking Structure and Retail Space project is a five-level, 305,000 SF parking structure with approximately 15,629 SF of retail space on the ground level. The project includes two elevators and is designed in a manner to fit the existing “old town” look of downtown Fort Collins. Phelps Development was selected to design and construct the 900-car parking structure through a competitive process. Through a creative design approach, the Phelps Development team was able to create a 900-car parking structure that blends into the historic “Old Town” Fort Collins.

Financing Structure:

The parking structure was funded by tax-exempt bonds sponsored by the City of Fort Collins with the exception of the 15,629 SF of retail space that was developed and financed by Phelps Development. Through a 20-year ground lease with the city of Fort Collins, Phelps Development developed and subleased the 15,629 SF of mixed-use tenant space which occupies a portion of the first floor of the parking structure.
