Project Description:

For the Los Angeles Unified School District, Phelps Development recently completed the development and construction of the new Orthopaedic Hospital Medical Magnet High School located in downtown Los Angeles. The $18.5 million project was awarded under a new "17406" contracting approach with the Los Angeles Unified School District where Phelps Development was responsible for procuring the construction financing for the project, and upon completion, sold the project back to Los Angeles Unified School District.

The 87,800 SF project is located on a 4.27-acre site adjacent to the 17-acre Orthopaedic Hospital campus. Two 45,000 SF primary education buildings connected by an outdoor courtyard area where constructed housing 28 classrooms, four science labs, a library, cafeteria, student store, physical education spaces and a multipurpose assembly room. The school will have a capacity of 762 students and offers a medical education program that includes both clinical and research activities. Early project delivery allowed the school district to begin moving into the building three weeks earlier than expected. This project is considered to be a model project by the school district due to the strong positive relationships formed between Los Angeles School District and Phelps Development/Hensel Phelps.

The new Orthopaedic Medical Magnet High School was developed in partnership with the adjoining Orthopaedic Hospital to help address the growing needs of students throughout the district and to play a significant role in dealing with the shortages of physicians and nurses.

Financing Structure:

Construction financing was provided by Phelps Development through U.S. Bank. Upon completion of the school, Phelps Development sold the school back to the school district.
