Project Description:
This is the second project that Phelps Development and Hensel Phelps have developed for the Los Angeles Unified School District. The $98,000,000 project was recently awarded to Phelps Development / Hensel Phelps under a "17406" contracting approach which allowed to school district to award the project under a "best value" selection process. Phelps Development is responsible for developing and constructing the new 348,000 SF facility which sits on a 14.6-acre site just outside of the downtown Los Angeles area.
The project will consist of a main three-story, classroom building (housing 74 classrooms and 15 special purpose classrooms), a 241 stall subterranean parking garage, a 400-seat auditorium/theater complex, two gymnasium buildings, and a swimming pool complex. The project also includes a state-of-the-art sports complex which will house a full size football field, an outdoor track, two baseball fields and nine full size basketball courts which will double as tennis courts. Also, part of the contract will be a two-story, 20,000 SF (22 classroom) Continuation School. Upon completion of the project, the school will house over 2,148 students.
