Project Description:
The Scripps Northridge Business Center entailed the development of a 50-acre virgin site into 12 areas suitable for commercial building sites. The lots were developed on an ancient landslide that required 1,000,000 CY of earthwork to remediate. The project then required an additional 1,000,000 CY of site cut and fill, utilities and street improvements, signage, and extensive landscaping.
The Business Center was developed in partnership by Phelps Development and Lankford & Associates. Following completion of the building sites, the Phelps Development / Lankford & Associates team developed two product creation buildings for Nokia (Phases I & II with over 323,000 SF of office space). The two Nokia office buildings house the Nokia engineers and support personnel necessary for the research and development of new cell phone products. The 323,000 SF of R & D building includes administrative offices, high-tech electronic labs, employee resource area, cafeteria and a sports pavilion conference center.
