Construction Phase

During the "Construction Phase", the Phelps Development Team will perform the following tasks as directed by the Client / Owner:

Oversee and monitor the construction process.
Contract for the purchase and installation of any required FF&E with the assistance of the interior designer, purchasing agent or contractor.
Analyze and monitor contractors' billings and coordinate payment.
Prepare financial summaries and cash flow reports.
Ensure timely procurement as applicable to the particular project.
Solicit contractor proposals and negotiate contracts for the installation of all Client / Owner furnished supplies and equipment; oversee the activities of the installation contractors to assure schedule adherence.
Coordinate with the various contractors and the building official(s) to assure timely issuance of the project certificate of occupancy.
Coordinate all start-up and training activities on behalf of the Client / Owner.
