Construction Phase

During the "Construction Phase", the Phelps Development Team will perform the following tasks as directed by the Client / Owner:

  • Oversee and monitor the construction process.
  • Contract for the purchase and installation of any required FF&E with the assistance of the interior designer, purchasing agent or contractor.
  • Analyze and monitor contractors' billings and coordinate payment.
  • Prepare financial summaries and cash flow reports.
  • Ensure timely procurement as applicable to the particular project.
  • Solicit contractor proposals and negotiate contracts for the installation of all Client / Owner furnished supplies and equipment; oversee the activities of the installation contractors to assure schedule adherence.
  • Coordinate with the various contractors and the building official(s) to assure timely issuance of the project certificate of occupancy.
  • Coordinate all start-up and training activities on behalf of the Client / Owner.
